I declare that the above information is true and correct. I also acknowledge that if the rent on this storage unit is not paid, that the Owner/Licensor reserves the right to terminate the agreement and to sell the goods within 28 days.

- Rent will be paid on or before the due date or a $25 Fee is payable.
- A bond of 1 month’s rent will be paid at the commencement of tenancy.
- A payment fee of $50 applies to Credit Card / EFT rent payments that are dishonoured / late paid for more than 48 hours.
- I acknowledge that if there is any damage to the property either internally or externally that is caused either by the applicant and/or invitees, that the applicant will be liable for the cost of the repairs.
- I acknowledge that the Applicant will be in attendance any time unit is being accessed during the tenancy.
- I acknowledge that the storage unit is for storage of goods only and is not to be used for any work such as maintenance or manufacturing activities.
- Access to the Storage Unit is between the hours of 7am to 7pm daily only.
Duties of Licensee:
- Rental period is monthly in advance and the rent is only calculated in full monthly amounts.
- Keys and Padlocks are the responsibility of the Licensee. The locks will be cut and/or double locked if suspicion of inappropriate storage occurs…. or rent is unpaid for 14 days.
- No Storage of food, industrial/commercial or flammable liquids or explosives or harmful substances, Mattresses or any product that contains dampness.
- Not to obstruct the users of any other unit in anyway.
- Not to use Fire Extinguishers or Fire Hoses except in the case of a fire. Offenders may be reported to the police.
- Licensees are required to clean, de-cobweb and sweep the Unit prior to tenancy Conclusion. If the condition of the container is not to the satisfaction of the Licensor, cleaning costs may be levied against the Licensee.
- It is recommended that the Licensee uses rat or mouse baits and cockroach baits throughout the storage unit. There is no guarantee that the other tenants don’t carry vermin into the complex.
- The Licensee accepts the Storage Unit in its present condition and acknowledges that any goods stored therein are at the Licensee’s own risk entirely and that the licensor does not accept any responsibility for damage to the goods by fire, storm and tempest, escape of material from adjoining storage areas, or actions of other tenant’s or otherwise.
- Licensees are required to contact the Licensor to book a final inspection in order to finalise the account at the conclusion of tenancy.
The Licensee must notify the licensor within 7 days of any change in detail indicated in this Agreement.
Please be aware that the Licensor is not responsible for insuring the goods stored on the premises. The Licensee must obtain independent insurance for these goods.
Please Note the Licensor can request the licensee to vacate the unit by giving 28 days’ notice.
LATE PAYMENT – If the rent is overdue, a $25 fee will be charged to the account. If the rent is 14 days overdue the Owner reserves the right to double lock the unit and levy a $50 fee for administration.
If the total amount owing is not paid within 28 days from receiving the notification of rental arrears, the space will be opened and your goods seized and sold to cover outstanding fees.
AGREEMENT TERM – Rental Amounts are FIXED amounts if a Rental Lease Term Commitment is made by the Licensee. Rental Fees will Increase 5% every year thereafter. If the licensee commits to a term and subsequently dishonours the Agreement term, the licensor reserves the right to apply Administration Fees to recover lost revenue.
Declaration:
I declare that all goods stored are my responsibility and it has been explained to me:
- How the rent can be paid and when it is due.
I acknowledge that:
- A bond is payable at the commencement of tenancy equating to one month’s storage. The bond is returnable at the conclusion of tenancy.
- Overdue Amounts will attract a $25 Penalty Fee
- At 7 days overdue, I will receive a phone call and/or email / letter.
- At 14 days overdue, I will receive a termination notice and the Unit will be double locked by the Licensor and I will receive written notice of the Licensor’s intention to dispose of my goods.
- At 28 days overdue, my goods will be deemed to be abandoned, the necessary steps will be taken to recover the debt and the goods will be sold.
